For Australian investment property owners

Turn rental property paperwork into a
tax-time Pack.

Upload the rental statements, invoices, receipts, and depreciation schedules you already have. Property Pack organises the amounts it finds into ATO rental categories, highlights what is missing or worth a second look, and builds one pack for you or your tax professional to review.

AI-assisted preparation, with the tax decisions left to you and your tax professional.

Built for Australian investment property records.

The tax-time reality

Your property records should not be this hard to organise.

Nothing about owning one investment property is complicated on its own. It is the scattering that makes July difficult.

  • Everything arrives separately

The annual rental statement is in your email. The strata notice is in a drawer. The plumber sent a photo of an invoice. The lender summary turns up in August.

  • The spreadsheet is always half finished

It gets started in July, abandoned in September, and rebuilt from memory the following year.

  • Nobody is sure what has already been supplied

You do not know what your accountant has. They do not know what is still coming. So the same email thread runs for three weeks.

  • The detail is buried inside the documents

Water usage recovered from a tenant, a special levy for a roof replacement, borrowing costs spread over several years. All of it is in there somewhere.

Scattered → Sorted → Packed → Ready

How it works

Four steps, in the order you would do them anyway.

  1. Add your property

Enter the address, the owner name, and the ownership share, or let Property Pack read them from a document you already have. A guided setup walks you through the first one.

  2. Upload the paperwork

Add up to eight documents at a time as PDFs, photos, spreadsheets, Word files, CSVs, or text. Rental and EOFY statements, lender statements, tax invoices, receipts, and depreciation schedules are all recognised.

  3. Review what was found

Each amount becomes an editable line item with its ATO category, its value, and the document it came from. Change a category, correct a figure, add what the documents missed, or exclude a row entirely.

  4. Build the pack

Property Pack assembles the summary, the full line item register, and every available source document into one ZIP file. Keep it for your records or send it to your tax professional.

What you receive

A clearer starting point for tax time.

The pack is one ZIP file. It opens to a summary you can read in a browser, a machine-readable register of every line item, and a folder holding the available supporting documents.

  • Property and year summary

Address, owner, ownership percentage, document count, and the readiness of the pack, all on the cover.

  • Income and deductions by ATO field

Rental income and expenses grouped under the categories used at Item 21 of the rental schedule, with totals for each.

  • A full line item register

Every amount with its description, ATO field, value, review status, and tax treatment where applicable. Capital and unresolved items are listed separately as well.

  • The source documents

A source-documents folder holding the available uploaded files, with each extracted figure linked to its recorded source.

  • Still needed

A short list of information the documents did not cover, such as loan interest that has to come from your lender statement.

  • Review notes before you lodge

Checks, unresolved treatments, and information still worth gathering, written out rather than left for you to remember.

AI prepares. Professionals decide.

Built for review, not blind automation.

Property Pack does the time-consuming preparation. You and your tax professional stay in control of the decisions.

Reading a document well is not the same as knowing how an amount should be treated. Property Pack is deliberately cautious about that difference. Categories that commonly go wrong are held for review rather than quietly counted.

  • Loan interest is claimed at your rental share

Interest from your lender statements is added at the share of the loan used for the rental. Redraws and private use change that share, and the pack shows your accountant both figures.

  • Travel is treated as an exception, not a default

Travel to a residential rental property is generally not deductible, so it is flagged rather than counted as an ordinary deduction.

  • Repairs and capital works are kept apart

Where an expense could be capital rather than immediately deductible, it is marked as capital or as unclear instead of being claimed by default.

  • Special strata levies are not treated as routine

A levy raised for capital improvements is recorded as a capital cost, not as an ordinary body corporate charge.

  • Possible duplicates are surfaced

When the same amount may appear in more than one document, it is marked for review and kept out of the deductible expense summary until resolved.

  • Unmatched extractions are held back

If a line item cannot be tied to an uploaded document, it is flagged before it can be treated as ready.

Property Pack does not provide tax advice, does not connect to the ATO, and does not lodge anything on your behalf.

Privacy and security

How your documents are handled.

Financial documents deserve careful handling. These are the practices in place today, described as they are actually built.

  • Sign in with a one-time email link

There is no password to choose, reuse, or lose. Access is granted through a link sent to your email address.

  • Documents are stored privately

Uploads go to a private storage bucket. Read access is restricted to the account that uploaded the file.

  • Records are scoped to your account

Row-level security ties every property, document, line item, and pack to its owner in the database itself, not only in the interface.

  • Provider-file cleanup runs after processing

Documents are sent to the Anthropic API to be read. Property Pack attempts to delete files uploaded there when each run finishes, including after a partial failure.

  • Uploads are checked before they are read

Files are verified by their actual format rather than their name, held to a size limit, and screened for archive-based attacks before anything is processed.

  • Staff tax-record access is restricted and recorded

Opening a customer’s tax records requires a staff role and writes an audit entry before those records are loaded. If that audit write fails, access is refused.

Property Pack is early-stage software and still being built. Treat anything not described here as not yet in place.

FAQ

Questions

What is Property Pack?

A preparation tool for Australian investment property owners. You upload the documents you already have, Property Pack organises the income and expenses it finds into ATO rental categories, and it builds a pack you can review or hand to your tax professional.

Who is it designed for?

Australian investment property owners who are comfortable using an AI-assisted product, and the accountants, tax agents, and bookkeepers who receive their information.

What documents can I upload?

PDFs, photos (JPG, PNG, WebP, GIF, HEIC), Excel spreadsheets, Word documents, CSVs, and plain text files, up to eight at a time and 10 MB each. Rental and EOFY statements, lender statements, tax invoices, receipts, and depreciation schedules are recognised. Anything that does not look related to the property is set aside with a reason.

Does Property Pack lodge my tax return?

No. There is no connection to the ATO and nothing is submitted to the ATO. Property Pack prepares information for you or your tax professional to use.

Does it replace my accountant or tax agent?

No. Property Pack is not a substitute for advice and does not give any. Decisions about deductibility, apportionment, and tax treatment stay with you and your tax professional.

How does Property Pack use AI?

AI reads each uploaded document, works out what kind of document it is, and pulls out the amounts, dates, and descriptions. It suggests an ATO category and, for expenses, a tax treatment. It does not settle anything on its own: each line item stays editable, and the categories that commonly go wrong are flagged for review rather than assumed.

Can I review the information before I share it?

Yes. Every line item can be edited, recategorised, excluded, or deleted, and you can add items the documents did not cover. The pack is only built when you ask for it, and you can rebuild it after any change.

How is my information handled?

Documents are stored in a private bucket and scoped to your account by row-level security. They are sent to the Anthropic API to be read, and Property Pack attempts to delete files uploaded there after processing. Staff access requires a staff role, and customer tax-record access is recorded in an audit log.
